I've just skimmed the thread and can't believe I'm the first to say:

1. Picard's Ressikan Flute: One of Trek's best ever episodes and a very sentimental item. I'd love to have the real one. [Didn't it sell at auction for a fortune?]

If I can't have that...

2. There was ana auction last year for the model of the Excelsior. It came in a proepr display case...I'd love that.

3. A Federation rifle, a Cardassian rifle or a Klingon Rifle. Or all three as a set!

Either Enterprise D captains chair or a life-size morn on a bar stool for the basement bar.

No contest!
This prop...

The Warp Core from the Enterprise D, but it would have to light up and make that noise like it did on the show.
If I can't have that, then one of the pistols from The Cage - I liked how they adjusted them and how they worked.

Well since the Smithsonian has the original Enterprise. I'd go for a ultra detailed 11 foot duplicate model with both sides finished. And lit by LEDs. And do it like Steve Neil did his 66 inch Enterprise for some museum. Have lit rooms with furniture and crew behind the windows, Instead of just lights. Makes for a huge difference.
And this one would have tiny details the other doesn't have. Suitable for filming in UltraHD. Tiny panel lines indicating hatch covers for phaser locations and torpedo tube locations. Along with covers for escape pods and RCS thrusters.

TOS phaser rifle. I thought long and hard about buying one from the Roddenberry store but I couldn't justify dropping $1K to get it.

Something from "The Enemy Within" would go nicely with my Richard Matheson collection. Maybe the Unicorn Dog's horn? Or an autographed copy of the original script?

Upon reflection, that stuffed Salt Vampire from "The Squire of Gothos" would look great in my office. :)

I've been wanting to do that for YEARS! :)
At 11 feet you could get some serious detail in there.
