I saw the title of the thread and was prepared to chime in as a "property management professional" but it seems that is not needed. Actually there's probaly a clause in your lease about "diminishing the rights of your neighbors" that might apply. Does your landlord own the property, or does he simply manage it?
But, about roommates having loud sex...
Back in college I had a roommate who would wake the other two of us up from time to time. Her room was in the basement and we were on the top floor of a townhouse. When she was really in to it you could hear her all the way to the top floor. My roommate and I would politely applaud the next morning whenever she was loud enough to wake us up. She'd ususally get flushed and leave quickly. (The guy had long since disappeared).
